More listings are showing up, and buyers are still stepping in
Are higher mortgage rates keeping buyers away from our market? That is a fair thing to wonder. Here is the good part: the numbers say buyers are still showing up, and sellers have more company than they did a year ago.
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is real money every month. And yet, across ZIP codes 19460, 19425 and 19475, the Real Estate Data Aggregator counted 282 pending sales in the three months ending August 31, 2026, up 8% from the same months in 2025. Demand did not disappear.
The Real Estate Data Aggregator counted 292 new listings across the Primary market in those three months, up 22.2% from the same period in 2025. That is the most new supply this market has seen in a while. More choice for buyers, and more fresh competition for sellers to keep an eye on.
So what does each ZIP code look like on its own?
Each neighborhood tells a slightly different story, and that matters when you are deciding how to price or when to list.

Phoenixville (19460): prices up, buyers moving fast
The Real Estate Data Aggregator put the median sale price in ZIP 19460 at $530,000 for the three months ending August 31, 2026, up 8.8% from the same months in 2025. Homes sold in a median of 24 days, five days faster than a year ago, and the average home sold at 102% of its list price. Plus, 61.7% of homes went under contract within two weeks of listing, and 50.3% sold above list price. New listings rose 16.1% to 180, so sellers have more neighbors coming to market, and that makes pricing carefully more important than ever.
Chester Springs (19425): more choice, more patience needed
Chester Springs tells a more mixed story. The Real Estate Data Aggregator counted 63 homes sold in ZIP 19425, up 16.7% from a year before, and pending sales rose 16.3% to 57. That is a real sign of demand. But the median sale price dipped to $667,000, down 11.9% from the same months in 2025, and homes sat for a median of 36 days, ten days longer than a year ago. Homes for sale jumped 36%, giving buyers more to look at and giving sellers a reason to sharpen their pricing. The average home sold at 99.4% of list, so overpricing is not being rewarded here right now.
Spring City (19475): quickest pace, rising competition
Spring City had the fastest pace of the three. The Real Estate Data Aggregator counted a median of just 18 days on market in ZIP 19475 for the three months ending August 31, 2026, four days quicker than a year ago. The average home sold at 100.3% of list, and 44.4% sold above list price, up 14.6 points from 2025. Nearly two thirds of homes, 64.4%, went under contract within two weeks of listing. The median sale price was $432,000, down 1% from a year before, a small dip. Plus, new listings rose 36.1% to 49, and homes for sale jumped 58.8%, so buyers have more options and sellers need to be ready to move.

What about the bigger picture on rates and inventory?
Nationally, Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026, and Freddie Mac showed them at 7.24% as of October 29, 2026. Rates are real, and they are not going away tomorrow. But the National Association of Realtors reported that existing-home sales reached 3.99 million in September 2026, and national inventory rose to 1.60 million homes. Realtor.com also showed active U.S. inventory up 8.0% year over year. More supply is showing up everywhere, not just here.
Here is what that means for our market. More listings are arriving locally, just as they are nationally. But our pending sales are rising too, which means buyers are adjusting to rates and moving anyway. Pricing, prep and timing are doing more work now than they were when every home sold itself.
- The three months ending August 31, 2026 showed 292 new listings and 282 pending sales across the Primary market, with rates at 7.24% (Freddie Mac).
- Buyers are still moving.
- Sellers have more competition.
- One street can read very differently from the ZIP code around it, and that gap is where the real decisions get made.
